Position: Network Real Estate Specialist
Location: West Nyack, NY (Hybrid)
30 Month Contract

DESCRIPTION
Seeking an an organized, self-starter with a background in wireless real estate and construction to assist with a variety of day to day tasks/issues with embedded base/existing cell sites.
MUST HAVE SKILLS:
* Flexible and able to prioritize with proven ability to multi-task large workload volume.
* Experience in the wireless industry including working with A&E firms, contractors, permit expeditors.
* Ability to read and interpret lease exhibits i.e., drawings, with keen attention to detail.
* Working knowledge of real estate leases, amendments, easements, ROWs.
* Strong communication skills, both oral and written.
* Organized and process focused.
* Strategic thinker & planner, anticipating common problems to successfully navigate around them.
* Strong troubleshooting & research skills.
* Collaborative, team player.
* Adeptness with Google Suite, MS office software (Word, Excel, PowerPoint, etc.)
* Professionalism & integrity.
JOB RESPONSIBILITIES:
* Work with construction and Landlords to address site issues e.g., roof leaks, violations, open building permits.
* Coordinate temporary and permanent relocations of equipment to accommodate Landlord repairs/maintenance.
* Negotiate pricing in instances where the Lease is silent on payment responsibility when temporarily/permanently relocating  equipment.
* Research and resolve Landlord requests and inquiries made to Network Real Estate Headquarters.
* Coordinate access to cell sites for various teams including Operations and Construction and maintain database of Landlord contact information.
* Address problematic site access issues.
* Enter required information into HQ databases and maintain Embedded Base Tracker.
PREFERRED CANDIDATE WILL HAVE:
* Exemplary landlord/customer relations and negotiation skills, and the ability to diffuse escalations with heavy volume requiring diligent follow-up skills.
* Ability to discuss construction related matters related to wireless installation.
* General knowledge of Civil and Radio Frequency Engineering design standards for Cell Sites being constructed on buildings, water tanks, and/or existing towers.
* Ability to manage multiple professionals, including but not limited to, Attorneys, Zoning Team members, Engineers, Consultants and Construction team members.
EDUCATION/CERTIFICATIONS:
* Minimum of Associates degree, Bachelors degree preferred; in Engineering, Business Administration or equivalent experience.
* NY Notary preferred.
* Valid Drivers License required.
*Mostly remote - Tuesdays and Thursdays in the office/West Nyack, NY
